Preservation & Perception of Real Property
The perception of a property is what matters most when attempting to draw in new tennants, and to maintain popularity of your property with the buying public. At Paramount Realty Services, we make this aspect a top priority. Features and amenities have the capability of competeing on equal grounds. Deferred maintenance should be corrected immediately. Structural problems, malfunctioning mechanical systems and cosmetic neglect, leads to the ultimate deterioration and loss in property value. When any of these factors are present, many tenants are not likely to renew leases, and new prospects will cease interest.
- Repairs & Maintenance
All of our properties are inspected regularly for cleanliness, functioning systems, general maintenance and overall appearance. Through our method of preventive maintenance, we effect all needed repairs before they lead to far greater or unexpected expenditures in the future.
- Captial Improvemants
During our routine inspections, we will make recommendations for repairs and improvements by providing the following services.
- Obtain architectural drawings, building permits, certificates of occupancy & general liability insurance
- Investigate the history & competance of all potential contractors and their affiliated sub-contractors.
- Review, negotiate, and secure all bids that are in the best interest of our owners and the property.
- Coordinate & supervise the work, manage the scheduling, and adhere to the date of occupancy requirements.
- Operating Staff
Some larger properties require an on-site operating staff, to effectively maintain perception in the community. In these cases we will project a list of building personnel and job descriptions, as well as interview, hire and train all personnel. Any contracts and work schedules of service employess are also coordinated by our firm.
